What is an end-of-lease clearance?
An end-of-lease clearance is the complete emptying of a rented home at the end of the lease, so that it can be returned in the state the landlord expects. It covers furniture and appliances you own, everything in the cellar box and on the balcony, and the loose items that build up in a few years in Antwerpen.
What belongs to the landlord, such as a fitted kitchen or curtains listed in the entry report, stays where it is.
When should you plan the clearance before the move-out inspection?
Plan the clearance two to five days before the move-out inspection. That leaves time for cleaning if your lease requires it, for a last check of the cellar and for photos of the empty rooms.
If you are shipping goods abroad, the order is: the movers pack and collect first, then we clear the rest, then the cleaning, then the inspection. Put the inspection date in your first message, because the parking ban in Antwerpen needs 5 working days.
What does the landlord check at the move-out inspection?
At the move-out inspection the landlord, or an expert you appoint together, compares the home with the entry inspection report drawn up when you moved in. Damage beyond normal wear and items left behind can be deducted from the rental deposit, which in Flanders can be up to three months' rent.
An empty, swept home removes one common reason for discussion. What broom-clean means in practice is explained in the broom-clean handover guide.
Leaving Belgium from Antwerpen: what else to arrange?
Besides the clearance, a non-Belgian resident who moves abroad deregisters at the municipality, at the earliest one week before departure, and hands in the residence card. The deregistration confirmation is called a model 8.
The complete order of things, from notice to keys, is in our checklist for leaving Antwerpen.
What does an end-of-lease clearance cost?
Most rented flats in Antwerpen fall within €900 to €2,500 for a full clearance; a partly furnished flat or a studio is often at the lower end. If the movers take most of the furniture and only a cellar box or a few rooms remain, the €250–600 band can apply.

Frequently asked questions
Can you take my furniture and pay me for it?
No. We do not buy goods. If you want to sell furniture, do that first via second-hand platforms or expat groups; we clear what is left.
Do you clean the flat for the inspection?
We hand it back broom-clean: empty and swept. If your lease asks for a professional clean, book a cleaning company for after the clearance.
Can you also clear an office I rented in Antwerpen?
Yes, see office clearance in Antwerpen.
