House clearance in Antwerpen: what it costs and what you get

A house clearance in Antwerpen costs between €900 and €2,500 for a whole home and between €250 and €600 for one space such as a cellar, an attic or a garage. You receive one fixed price before the work starts, based on photos of every room. That price covers the crew, the truck, the ladder lift where needed, the sorting and the processing of everything that leaves the house.

Fixed price in advance, no obligation. Calls and WhatsApp on the same number.

How much does a house clearance cost in Antwerpen?

A house clearance in Antwerpen usually costs €900 to €2,500 for a complete home. A studio or a small flat sits at the lower end; a three-storey townhouse with a full cellar and attic sits at the top. One space alone costs €250 to €600.

These are guide prices. Your own price is a fixed amount for your property, set after we have seen photos of every room.

What decides the price of a house clearance?

Four things decide the price: the volume of the contents, the access, the time needed to sort, and what has to be processed. The address in Antwerpen itself does not change the price.

  • Volume: how many cubic metres of furniture, boxes and loose items there are, including the cellar and the attic.
  • Access: the floor, the width of the stairwell, the lift, and whether a ladder lift has to go up against the facade.
  • Sorting: a home full of small items and papers takes longer than a home with only large furniture.
  • Processing: mattresses, appliances, paint tins and building rubble each go to their own processor.

What is included in a fixed-price house clearance?

Everything needed to get the property empty is included in the fixed price. You do not pay extra for the ladder lift, for the trips to the processors or for the time on site.

  • the crew carrying everything out, room by room
  • the truck and every trip to reuse shops, the recycling park and licensed processors
  • the ladder lift through a window or balcony when the stairs are too narrow
  • dismantling wardrobes, beds and built-in shelving that is not part of the building
  • setting aside papers, photos and valuables we find
  • sweeping every room at the end (broom-clean)

What is not included?

A clearance empties the property; it does not clean or renovate it. Three things stay with you.

First, the parking ban in front of the house: in Antwerpen you request it online from the city, and the city's own fee is paid by you. We tell you the length and the dates; the procedure is in the parking ban guide. Second, deep cleaning: we sweep, we do not wash windows or scrub kitchens. Third, demolition: fixed kitchens, tiled bathrooms and floor coverings that are glued down are building work, not contents.

How do you get a fixed price for a house clearance in Antwerpen?

Send photos of every room by WhatsApp to 0486 54 00 49, or call that number. Add the address or the district, the floor and whether there is a lift. Photograph the cellar, the attic, the garage and the garden shed too, because those spaces often hold half the volume.

You receive one fixed price in writing. If the property is very full or hard to judge from photos, we come and look first. Once you agree, we fix a date.

How long does a house clearance take?

Most homes in Antwerpen are cleared in one working day. A large townhouse with a full cellar and attic, or a home that needs a lot of sorting, can take two days. The date depends on the parking ban: in Antwerpen the standard request needs 5 working days, so plan at least a week ahead.

When the property has to be empty by a deadline, such as a move-out inspection or a notary appointment, tell us the date with your photos.

Why does an urgent clearance cost more?

An urgent clearance costs more because the crew and the truck are moved from other planned work, and because the city's urgent parking-ban procedure is more expensive. The surcharge depends on the situation; you see it in the fixed price before you agree.

In Antwerpen an urgent parking ban can be requested 2 working days ahead, before 9:00, at a higher city fee.

Frequently asked questions

Is the price per hour or per cubic metre?

Neither. You get one fixed amount for the whole job, based on the photos. If the job takes longer than we expected, that is our risk, not yours.

Can you collect a single sofa or a wardrobe?

No. We only do complete clearances: a home, a flat, an estate, an office, or at least a full cellar, attic or garage. A single item comes along as part of such a job.

Do you buy furniture or deduct its value from the price?

No. We are a clearance company, not a dealer. If you want to sell antiques or art, do that before the clearance; what is left, we clear.

Does the price change on the day itself?

No. The fixed price is based on what the photos show. It only changes if extra contents turn up that were not in the photos, such as a second cellar, and then we agree on it before we take it.
